Formulas
Payment M = P x r / (1 - (1 + r)^-n), where r is the monthly rate and n the number of payments. At 0% interest, M = P / n.
PMI = loan x annual PMI rate / 12 while down payment is under 20%, until the balance reaches 80% of the price.
Frequently asked questions
What is included in PITI?
PITI stands for principal, interest, taxes and insurance. This calculator also adds HOA dues and PMI when they apply, since lenders count them too.
When does PMI go away?
Conventional loans generally allow PMI removal once your balance reaches 80% of the original value, and end it automatically at 78%. We estimate the month the balance hits 80%.
How accurate is the property tax estimate?
It multiplies the home price by your rate. Actual bills depend on local assessment, so check the county rate for the address you are considering.
Does this work for a 0% interest loan?
Yes. With a zero rate, the payment is simply the loan amount divided by the number of months.
Why is my lender quote different?
Lenders add fees, use exact day counts, and may price PMI differently. Treat this as a close estimate, not a loan estimate.
